Ensuring
a Smooth Settlement Process
From years of experience, Bridge Settlements has developed
an efficient process that ensures clients enjoy a hassle-free
settlement.
The
process involves:
1. A title deed search at the Office of Titles confirming property
identification, and any encumbrances pertaining to the land,
such as easements, restrictive covenants etc.
"Searching" is
a conveyancing term that means, "obtaining a copy of a
statutory document", such as Certificate of Title, Survey,
Mortgage and other such documents held by the Office of Titles.
2. Contacting
relevant Government Agencies or Strata Companies for the following
material and information: a)
Certificates in respect of records, plans and policies.
b) Rates, taxes and other outgoings of a periodical nature.
Bridge
Settlements
then advise the relevant authorities of change of ownership.
3. Following-up
any special conditions relating to the Contract or Offer and
Acceptance to ensure the conditions are met to our clients' satisfaction.
4. Preparing all transaction documentation in readiness for our
client to sign.
5. Arranging for the documents to be stamped at the State Taxation
Department.
6. Preparing settlement statements and authorities for payment or
receipt of monies in respect of the transaction.
7. Liaising with lending institutions and all other parties involved
in the settlement.
8. Maintaining regular verbal and written communication with the
client regarding the progress of the transaction.
9. Maintaining
regular contact with all relevant parties to ensure arranged
settlement deadlines are met.
10. Arranging and attending final settlement, exchanging documents
and receiving and disbursing monies to effect the settlement.
11. Lodging
relevant documentation at the Office of Titles for registration.
12. Monitoring
dealings with the Office of Titles to ensure the transaction
is registered correctly . |
